Commercial Property Water Damage and Restoration Process

Recently, SERVPRO of Kershaw and Lancaster Counties had a water leak in our own offices here in Indian Land, SC. Upon entry it was found that a toilet supply line in the bathroom had failed, and in turn spread water throughout the office. All flooring/carpet was damaged with standing water found. This type of water damage can happen in any commercial office space, especially overnight which was the case here. Luckily the team was able to come in quickly the next morning and shut off the water supply and determine where the leak originated. The following steps were taken (and are still underway), in restoring the office.
Within an hour of finding the office flooded, the water removal process began. The first step after assessing your commercial property is a thorough extraction of water. This helps prevent the spread of water in the structure and reduces drying time. By using powerful pumps and extraction units hundreds of gallons of water are removed.
The next step in this process would be removing any damaged materials. In this case office chairs, desks, sofa, and coffee table were removed and inspected for damage. Removing these items as soon as possible will expedite the drying of any restorable materials.
Water damage can create cleaning, sanitizing or deodorization needs for floors, furniture, and any other personal belongings. SERVPRO technicians use a variety of specially formulated products, industry leading equipment, and proven techniques to accomplish this important aspect of restoration. A big risk that also comes along with water damage is mold forming. By cleaning and sanitizing the team can prevent mold from forming and becoming a problem in the future.
After the bulk of the water has been removed, and items taken out that may have been damaged, our specialists use drying equipment to remove the water you can’t see. This will target water within materials to bring them back to their normal moisture levels. The equipment is normally placed during the first visit to your commercial property, and the type and amount will be based on your specific property needs.
Next, during the drying process, our technicians will visit the property daily to monitor the progress. This ensures that materials are drying properly, check the drying equipment performance, and make any changes needed.
After these steps, your property may need construction work to get your property back to its preloss condition. These repairs range from minor repairs or rebuilding large areas of your building. SERVPRO can handle both the initial damage mitigation and rebuild the affected areas, saving you time and keeping costs low.
